Bexley - 2 Bed - Yield of 6.16%

This one has just caught my eye, why? Because De Scotia have just reduced this; making it an interesting one to watch. It’s a 2 bedroom first floor flat with a private garden and it’s being offered chain free at £189,995. The fact that it’s just come down in price, and Christmas is around the corner, I feel that there may be potential to negotiate the price some more if you could promise a swift purchase.  Achievable rent, you’re looking at around £975pcm and with demand for rental properties so high, I can’t see any delay in finding a suitable tenant.  Even at the current asking price you would be looking at a healthy yield of 6.16%. Remember, you must ask about the service charge payable per annum as that would have an impact on this figure – but in my experience service charges tend to be on the lower side on these properties. I can see similar properties fetching £200,000+ in just a few months, so, if you’re interested then you should give De Scotia a call...

Freehold 2 Bed house in Bexley - for nearly the price of a Leasehold apartment.

Here's another interesting find. A freehold 2 bedroom mid-terrace house ideally located for Albany Park Railway Station with the added benefit of being extended and having a driveway. Needless to say there are many benefits of owning a freehold property compared to leasehold. This property is currently on with Christopher Russell in Sidcup and they have it on at a guide price of £260,000 to £270,000 which isn't far off the price of a leasehold apartment in Bexley - Freehold property at Leasehold prices. With a potential rent of £1,100pcm and no service charges to pay you could be looking at a respectable yield of around 5%. Granted this yield is not incredibly high but being an extended, freehold property, close to the Station the potential capital growth is higher.
