Erith - 2 Bed with a Yield of 6.43% - possibly more!

Image
Here's a property that's been on the market since November 2014. The owners have had it on with Ward and Partners at an asking price of £140,000. The offer of a swift exchange and completion could put a buyer in a good negotiating position. Even if the property was purchased at the full asking price of £140,000, you would be looking to achieve around £850pcm in rent and with service charges around £1,200 per annum in this development (please confirm with Ward and Partners) that would net the Landlord a healthy yield of 6.43%. But like I say, with the property being on the market for some time (understandably due to the slow Christmas Period), I believe there might be room for negotiation on the asking price which would make the net yield even higher. If you’re interested then give Ward and Partners in Barnehurst a call. Another Bexley Freehold property for the price of a Leasehold!

Image
You've got to love these Freehold properties which, in my opinion, offer such good value for money. This one is being marketed by Robinson Jackson in Bexley for £249,995 and will surely be snapped up quick. It's a 2 bedroom terraced house, close to good schools and Albany Park Railway Station. With a rental value of £1,100pcm you’re looking at a respectable yield of 5.28%. With 2 bed leasehold flats going for around £250,000 these days in the area, this is definitely worth a look. Bexley Village - within a gated development - hassle free letting

Image
Here's one that would interest those of you who would like to invest in a straightforward, hassle free, buy to let. It's well located within the heart of Bexley Village with the added benefit of being within a gated development. It’s a recent build and is situated close to the local bars, restaurants and shops in the village and is only a few minutes’ walk from Bexley Train Station – making it an ideal place to be for commuters into London. It also has the added bonus of having an allocated parking space. It’s currently on the market with Village Estates with an asking price of £229,995. I can’t see there being any delay in finding a good tenant willing to pay up to £1,000pcm for this property. This would give you a rental yield of 5.22%, however i recommend you find out what the annual service charge would be as that would have an impact on this figure. Still, a good investment in an ever popular location with hassle free letting. Give Village Estates a call and take a...

Bexley - 2 Bed - Yield of 6.16%

Image
This one has just caught my eye, why? Because De Scotia have just reduced this; making it an interesting one to watch. It’s a 2 bedroom first floor flat with a private garden and it’s being offered chain free at £189,995. The fact that it’s just come down in price, and Christmas is around the corner, I feel that there may be potential to negotiate the price some more if you could promise a swift purchase.  Achievable rent, you’re looking at around £975pcm and with demand for rental properties so high, I can’t see any delay in finding a suitable tenant.  Even at the current asking price you would be looking at a healthy yield of 6.16%. Remember, you must ask about the service charge payable per annum as that would have an impact on this figure – but in my experience service charges tend to be on the lower side on these properties. I can see similar properties fetching £200,000+ in just a few months, so, if you’re interested then you should give De Scotia a call...

Freehold 2 Bed house in Bexley - for nearly the price of a Leasehold apartment.

Image
Here's another interesting find. A freehold 2 bedroom mid-terrace house ideally located for Albany Park Railway Station with the added benefit of being extended and having a driveway. Needless to say there are many benefits of owning a freehold property compared to leasehold. This property is currently on with Christopher Russell in Sidcup and they have it on at a guide price of £260,000 to £270,000 which isn't far off the price of a leasehold apartment in Bexley - Freehold property at Leasehold prices. With a potential rent of £1,100pcm and no service charges to pay you could be looking at a respectable yield of around 5%. Granted this yield is not incredibly high but being an extended, freehold property, close to the Station the potential capital growth is higher. Belvedere - 3 bed - with a potential yield of 9.4%

Image
Today I’ve spotted an interesting find in Belvedere. It’s a 3 bedroom maisonette on with Apex Residential with offers invited in excess of £175,000. At first glance this doesn’t seem to be very attractive, however, look closer and there is great potential. For argument’s sake let’s say you purchase this property for £185,000 (remember the sellers are asking for offers in excess of £175,000); with the potential rent of £950pcm you would be looking at a yield of 6.16%, which is pretty healthy. But what really caught my eye was not only the property’s close proximity to Belvedere Train Station but that it has 3 bedrooms – all with en suite shower rooms! This makes it an ideal house share, buy to let. Also benefitting from 2 reception rooms, with some minor alterations, you could be renting out 4 rooms at around 450pcm, inclusive of bills, each. Take out your costs for utilities and your left with around £1,450pcm. At a purchase price of £185,000 you’re reeling in an amazing ...

Bexley - 2 Bed Flat - with a 5.74% yeild!

Image
Today, we take a look at a 2 bed property in Bexley. 2 bedroom properties are usually seen as being the ‘bread & butter’ of the lettings industry. If there was ever a type of property which is in demand and will remain in high demand for the foreseeable future, then it’s the two bedders. Anyway, it's a two bed apartment and it's chain free! The asking price with Anthony James in Dartford, is just short of £190,000. With potential rent being between £975 and £1,000 pcm and taking into account approx £1,100 per annum service charges your still left with a yield of 5.74%. Another one that will be snapped up pretty quick me thinks! Check it out on Rightmove:   http://www.rightmove.co.uk/property-for-sale/property-48680465.html
