The offer of a swift exchange and completion could put a buyer in a good negotiating position. Even if the property was purchased at the full asking price of £140,000, you would be looking to achieve around £850pcm in rent and with service charges around £1,200 per annum in this development (please confirm with Ward and Partners) that would net the Landlord a healthy yield of 6.43%. But like I say, with the property being on the market for some time (understandably due to the slow Christmas Period), I believe there might be room for negotiation on the asking price which would make the net yield even higher.
